Blackpool named in UK's top 10 cheapest postal areas for average house prices
"A lower average price can reduce the deposit target, but it does not remove the rest of the upfront bill.”
Blackpool has been named among the 10 cheapest UK postal areas for average house prices, according to an analysis of figures published by Zoopla.
Housing assistance experts at Felons Resource sorted Zoopla's table of 120 UK postal areas by the average house price recorded in November 2025. Blackpool ranked 10th in the resulting list of the lowest-priced areas, with only nine postal areas recording a lower average house price.
The analysis found that Sunderland was the only postal area in the table with an average house price below £125,000, while a gap of £35,300 separated Sunderland from Blackpool in 10th place. The figures were published by Zoopla on January 13, 2026.

What could a 10 per cent deposit look like in Blackpool?
The analysis also calculated a potential 10 per cent deposit for each area by multiplying its average house price by 0.10. This provides an indication of the initial deposit target based on Blackpool's average house price in the Zoopla data.
However, the calculation does not include legal costs, moving costs or any taxes that may apply when buying a property. A lower market average can bring down the amount a buyer needs to save for a deposit, but prospective homeowners would still need to budget for the other costs associated with purchasing a property.
These are the 10 lowest averages, with a 10% deposit shown:
- Sunderland: £121,100 average price, £12,110 illustrative deposit
- Kilmarnock: £126,200 average price, £12,620 illustrative deposit
- Motherwell: £134,700 average price, £13,470 illustrative deposit
- Teesside: £138,000 average price, £13,800 illustrative deposit
- Paisley: £139,500 average price, £13,950 illustrative deposit
- Durham: £146,400 average price, £14,640 illustrative deposit
- Dundee: £149,400 average price, £14,940 illustrative deposit
- Dumfries: £151,800 average price, £15,180 illustrative deposit
- Hull: £151,900 average price, £15,190 illustrative deposit
- Blackpool: £156,400 average price, £15,640 illustrative deposit
The figures relate to broad postal areas, rather than individual postcodes, towns or local authority areas. That means the Blackpool figure represents a postal-area average and should not be interpreted as a single typical house price across every part of the resort.
Dawn Yates, a housing assistance expert at Felons resource, said: "A lower average price can reduce the deposit target, but it does not remove the rest of the upfront bill. Buyers should budget for the whole move before deciding what is within reach."

Average price is not the same as affordability
While Blackpool's position among the UK's lowest-priced postal areas may provide useful context for people looking to buy a home, the figures do not measure affordability based on local incomes.
An average house price does not show whether an individual buyer will qualify for a mortgage, while actual prices can vary significantly depending on the type of property and the neighbourhood.
Zoopla provides one mixed-market average for each postal area, with no separate breakdown for property type or buyer type. Separate family-home data was excluded from the analysis because it covers three-bedroom homes in selected towns rather than the same 120-area universe.
The result is therefore a direct comparison of mixed-market average house prices across the 120 postal areas, rather than a comparison of specific types of homes.
For Blackpool buyers, the figures offer a snapshot of where the resort sits within the UK's lower-priced housing markets — while highlighting that the amount needed to buy a home will depend on the property, the buyer's circumstances and the additional costs involved.
