Blackpool Winter Gardens hotel set to get go ahead

The latest blueprint for a five storey hotel alongside the Winter Gardens looks set to secure planning permission.

It comes as the site earmarked for its development is being marketed for sale with a price tag in excess of £3m.

Proposals for a hotel with up to 160 bedrooms on Leopold Grove are being recommended for approval when they go before the council’s planning committee on Tuesday.

The scheme represents the fourth set of proposals for the land – currently being used as a car park – to come before planners.

Since 2010, three other hotel plans for the land have been approved but never acted upon. There is already outline permission in place for a 203 room hotel.

However it is hoped the latest application, by Hertfordshire based developer Kewdeal Ltd, will be more lucrative as the hotel will stand directly opposite the town’s £28m new conference centre which is nearing completion at the Winter Gardens.

Manchester-based property agent Savills is seeking offers over £3m for the site which it describes as being “adjacent to one of Blackpool’s most important heritage assets and leisure facilities.”

The latest plans include an enclosed bridge linking the second floor of the hotel with the conference centre, a cafe and bar on the ground floor and a double level car park with 94 spaces.

The hotel would occupy half of the site, including a landscaped garden separating it from the car park opening onto Alfred Street, and it would be designed in an art deco style.

A report by council planners says: “An additional large hotel on the edge of the town centre would support town centre businesses such as shops, eateries and tourism and leisure facilities, as well as providing good quality hotel accommodation opposite the new conference centre.

“The development would be one of many regeneration projects in Blackpool and will assist in re-branding the town centre, strengthening it as a cultural, leisure and business destination for residents and visitors and this weighs notably in favour of the scheme.”

The report adds: “Although details of appearance and landscaping are reserved matters, sufficient information has been provided to indicate the development would conserve and enhance the setting of the Winter Gardens and Town Centre Conservation Area.”

Previous schemes have been for a part five/part six storey 156 bedroom hotel with 48 parking spaces on the lower ground floor, accessed from Leopold Grove with associated facilities. Granted January 2010.
