New landlord needed for Blackpool's Ramsden Arms pub on Talbot Road amid major £240,000 investment

“Tell us what you can bring to this pub’s next chapter…”

A £240,000 refurbishment is planned for the Ramsden Arms in Blackpool town centre as Star Pubs looks to recruit a new leaseholder to transform the long-established venue into a modern community pub.

The Talbot Road pub is being offered on Star Pubs' investment tenancy agreement, with an estimated annual turnover of £508,519 and annual rent of £33,987. The proposed investment, which remains subject to final board approval as part of the leasing process, will include a full internal and external refurbishment.

Plans include a redesigned main bar, snug, dedicated sports and games area, seating for around 80 people inside and a further 80 outside, a refurbished patio garden, upgraded signage, a HEINEKEN ‘SmartDispense’ system and renovated private accommodation comprising eight bedrooms.

Star Pubs said the improvements are intended to breathe new life into a pub that has been in decline for many years, creating a welcoming community hub capable of hosting live sport, quizzes, live music and other events while retaining a strong drinks offer, including cask ales.

On the website, Star Pubs says: “If you’ve benefited from running or owning a pub business, we’d love to hear what experience you can bring. The right operator for Ramsden Arms will have extensive experience in running community-focused pubs.

“They will have a clear vision for delivering a strong drinks offer, creating a lively entertainment schedule, and building a marketing strategy that connects with both the local community and new audiences from nearby developments, and can create a memorable experience for their customers.

“This investment will reposition the Ramsden Arms from a tired, closed pub into a thriving community destination, ready to capture increased demand from a growing local population and major nearby developments. With improved facilities, stronger kerb appeal, and a more versatile trading layout, the pub is expected to grow turnover to around £9,630 per week (net).”

Located on the edge of Blackpool's central residential area, the Ramsden Arms is expected to benefit from nearby developments including a £45 million Ministry of Defence building and a new student centre serving 3,500 students. The pub also has more than 6,500 adults living within walking distance and only one nearby competitor.

Historically a wet-led venue serving a more mature clientele, the Ramsden Arms has been closed and underperforming in recent years. The refurbishment aims to broaden its appeal to families, younger professionals and after-work customers.

The pub most recently reopened under new management in December 2025.
