Property deals lead to millionaire status for mentor keen to share his tips for success

Property guru Samuel Leeds, 31, believes that people can invest in property whether they’ve got money to spare or not. Now he’s set to share his insight and strategies with those who sign up to his one-day crash course in Bradford this month.

Training and careers

According to Samuel, people attending the budget-friendly course often go on to study at his popular training academy and many have forged successful careers in the business.

In fact he says that one former student is so busy with bookings for a luxury penthouse that even as his property mentor, Samuel still has to join the queue to stay there like everyone else!

The former student in question is Niall Byrne who trained with the Samuel Leeds academy last year and now has ten luxury properties to his name, including the in-demand penthouse, plus others in the pipeline.

Serviced accommodation

It was while watching Samuel’s YouTube channel sometime after renovating a property and selling it for a profit that Niall decided to look more seriously at investing and signed up for the £1 course as a first step.

During the event, he learned that serviced accommodation could be a good choice for him and decided to use money from his previous sale to make an offer on a unit in Worcester with an aim to increase its value through renovation.

All was going well until another buyer cropped up with cash in hand but Niall was not about to lose out without exploring his options. He borrowed money from his dad with a promise to pay him back with interest and the deal was struck.

Regular rental income

It turned out to be a good move he says, later allowing him to re-mortgage the improved property and pay his debt. It also generated a regular rental income, providing money to continue along the buy, refurbish and refinance route.

In fact the strategy was working well until the Covid pandemic hit and although business didn’t stop, it inevitably slowed down, just as he and fiancee Sophie faced some bad news about the health of a family member.

It was the straw that broke the camel’s back for Niall who decided to ditch his job as an account manager and focus full-time on property to achieve not just a bigger income but a better work-life balance.

Love and marriage

He enrolled on the Samuel Leeds year-long academy programme and set his sights on a new career with Sophie’s support – there was then just the small matter of their forthcoming wedding to accommodate first. After that important step, it was all change for the newlyweds, not least because they very soon had a baby on the way.

Fast forward to now and that life is very different for the Byrne family which includes the addition of a baby boy. Having branched out into the rent-to-rent sector whereby an investor rents from a landlord and lets out the property at a higher rate, the business is growing they say.

Teamwork and family life

Sophie takes care of dressing the properties while Niall sticks to what he knows best.

“We are such a team together. It literally wouldn’t happen without both of us,” he explains. “I’m the numbers guy. She comes in with the vision for the properties.”

But mindful of their initial aim for more family time, they now employ several staff to help them day to day.

Niall says support from the academy played a big part in supporting him to succeed.

“It’s been hands down the best 12 months of my life. It’s been fantastic working with Samuel Leeds and I’ve had so much fun.”
