Fresh plan emerges for flats at Blackpool nightspot

The scheme to develop land including a car park at Ma Kelly's Showboat in North Shore has been scaled back to 24 flats instead of 30, with the height of the building reduced by four metres.

Councillors rejected the original proposals for the site on Queens Promenade 12 months ago amid fears living next to the cabaret bar, which is open until 3am, would put future residents at risk of late night noise.

Some neighbours had also objected the apartment block would be too close to their homes and intrude on their privacy.

A noise assessment report has recommended measures could be taken to mitigate noise levels by installing specially glazed window units.

Noise monitoring carried out "during a busy Saturday night" identified "some break out from the venue with noise from patrons within the smoking area to the rear and from vehicles and taxis arriving and departing."

The results showed sound levels were above recommended levels and "additional mitigation measures are required".

A design statement by Ben Jurin Architecture Ltd, accompanying the application, adds: "The overall approach is to design and build a modern apartment block that will provide high quality residential housing for people wishing to live by the coast and aspire to live in high quality homes in a prestigious and selective development.

"With the use of complimentary materials, the aim is for the completed building to enhance the surrounding area and be an inspiring place to reside.

"The building has been designed to be impressive but not dominant within its surroundings.

"This resubmission addresses previously raised concerns of scale and massing and as such the ridge line sits below the majority of the adjacent pubs and hotels."

If it goes ahead, access would be from Knowle Avenue and there would be car parking for 22 vehicles, a turning area, landscaping and boundary treatment.

The Ma Kelly's Showboat car park would also be reconfigured and would continue to provide 21 spaces for its customers.
