Fylde towns' in flood risk
LYTHAM and Kirkham have been marked out as danger areas for future floods – and developers could face restrictions on future buildings.
Developers face being forced to prove they can control the risk of flooding – or see their plans knocked back by Fylde Council.
A major new report by flooding experts says Marton Moss and Pontin's in South Shore are also considered at lower risk of flooding – with developers to be told to make risk assessments before going ahead.
The report is due to go before Fylde's planning policy scrutiny committee on Thursday.
The report reads: "Residential development would normally be resisted" and lists the necessary steps required. It includes conducting a specific flood risk assessment and the need to provide details of contributions to improving both coastal and estuary defences to the site.
Coun Liz Oades for Fylde Council said: "We have been aware that some areas of Lytham are in the flood plain for some time but I am surprised to hear that parts of Kirkham are.
"I know this issue is one we will need to keep an eye on but as I understand it the risk is quite low."
A section of Lytham Moss is part of the land identified as being at risk – although areas of the moss lined up for the development of 1,150 new homes by Kensington Developments are not considered to be at risk of flooding.
The report by the council was welcomed by Defend Lytham, a group which campaigns to protect the town from any development that may interfere with its long term sustainability.
Alison Jack said: "Defend Lytham has always voiced concern as to the sustainability of our local environment.
"The flood plain is always altering so any new development puts a further strain on our infrastructure.
"I welcome any report that adds to the debate about the future of the area."
This new report comes hot on the heels of information obtained by the Countryside Alliance under the Freedom of Information Act which raises concerns about homes being built in flood areas.
Their report claims around 5,500 homes in the Fylde could be built on flood plains or in high risk areas owned by Fylde Council.
Both reports come just months after parts of the Fylde experienced its worst floods in decades, hitting parts of Thornton, Carleton and Over Wyre.
Hundreds of homeowners were left stranded by torrential rain and high winds.
