Fylde's eco-home future
PLANS to build 180 apartments in the centre of Lytham have been scrapped in favour of new eco-homes.
Kensington Developments had planned to build the huge apartment block on Ballam Road.
But the company has now shelved the scheme and unveiled new proposals for 57 homes which bosses say will be aimed at the "higher end housing market".
Peter Liversidge, the firm's deputy managing director, said: "The proposal includes sustainability measures to allow future residents to make realistic sustainable lifestyle choices.
"Given the location and characteristics of the site, we believe it lends itself to the higher end housing market.
"The scheme has attracted considerable interest and represents a massive financial investment in sustainable new homes in Lytham and, of course, provides more service and construction related local jobs for local people."
The original plan was for 180 apartments in an eight-storey building, plus more than 50,000sq ft of offices in a six-storey building.
This scheme was given planning permission by the Secretary of State in January 2007 on appeal. Residents were able to see the revised plans at a special exhibition at Rotary House, on Pleasant Street, Lytham.
But there was a mixed response to the development, which would include 39 three and four bedroom mews houses and 18 two and three-bedroom apartments.
The buildings would use technology such as solar power, thermal energy and specially designed heat pumps.
Maureen Cassidy, whose house is around the corner from the proposed site, raised traffic concerns.
"I am pleased they're doing something with it," she said. "But I am concerned about the access road. We would not want to be overlooked by the block of six, which might overlook our back gardens but, if we can have our say, then we will be happy."
Fellow resident Bob Straughton added: "I think this is superfluous to the needs of Lytham.
"Lytham does not need more flats and housing."
But Rita and Trevor Jackson, of Alder Grove, liked the look of the scheme.
Mrs Jackson said: "It's a lot better than the previous plans they got planning permission for.
"We prefer these plans. I think it will be nice and in keeping with the area."
Mr Jackson added: "Originally, it was too modern and we didn't like the plans for offices, but this is much more in keeping with the rest of the area."
Paul Goode, from Croft Goode Architects of Kirkham who designed the scheme, promised to listen to public views.
He said:"We have been asking people to fill in questionnaires and there has been a lot of support.
"We have gone for quite a traditional style to be in keeping with Lytham, which is quite traditional.
"Previously, the scheme was quite a modern, intense development but there is a market for good, quality family homes.
"We wanted to have a public consultation before we submit a planning application. We will take people's comments on board."
An application is expected to be submitted to Fylde Council soon.
