Rural Fylde has reached its saturation point for new homes, a councillor has warned.

Coun Alan Clayton, who represents Wesham, believes pressures put on the council by developers are too hard to resist, due to demand to meet a five-year housing supply.

Last week, Fylde councillors on the authority’s planning committee narrowly approved the outline plans to develop 164 homes on the outskirts of Wesham.

The new homes will be developed north of the town, on land off Fleetwood Road.

Coun Clayton fears the development will have a major impact on the loss of countryside, and increasedtraffic.

He said: “The main concerns for me are the loss of agricultural land traffic levels.

“The traffic already is horrendous at peak times, but with this development, it is going to make it 10 times worse.”

Coun Clayton also feels that developments like these will not end any time soon.

He said: “Wesham, in particular, has been hammered with developments, and that was one of the reasons why we said this time that enough is enough.

“The difficulty is that, from a Government point of view, there is so much pressure on meeting a five-year supply.

“While this Government agenda is in play, there will always be pressure to accept developers plans.”

Plans were successfully submitted through De Pol Associates, on behalf of landowner and developer Metacre, at the second time of asking.

The application had originally been refused consent by councillors.

Alexis De Pol, director of De Pol Associates, said that detrimental effects on the countryside do not outweigh the benefits of the proposed development.

He added: “Throughout the lengthy planning process to consider the future of these sites we have maintained that the proposed development will be of benefit to the area, with a proportion of much-needed affordable housing to help meet the needs of local people.”
